Deputies and Solicitors

For acting solicitors and professional deputies

Practical, compliant home adaptations help a client live safely and independently while meeting statutory duties. ARN Projects is an installer.

We work under the direction of the design team you appoint and coordinate daily with occupational therapists, specialist architects, case managers, and insurers to turn signed off plans into buildable, auditable outcomes.

What you can expect

Role clarity comes first. Your architect and OT set the design intent; our job is to validate buildability, programme the works, procure, install, and commission to that specification. Costs are transparent and itemised, with sensible options where a staged approach could reduce disruption or preserve future flexibility.

Governance is built in: RAMS, safeguarding controls, DBS checked teams, and recorded approvals before work begins.

At handover you receive a complete evidence pack with certificates, commissioning data, warranties, O and M manuals, and photo records so the outcome is easy to manage and easy to audit.

How we work with your professional team

With specialist architects we review drawings for constructability, service routes, maintenance access, and sequencing. Risks are flagged early and resolved through the architect so the approved details remain the single source of truth.

With occupational therapists we confirm transfer routes, reach ranges, hoist travel, turning circles, and door clear widths.

Where helpful we mock up critical heights and positions and record acceptance before final fix. With case managers and clinicians we align the programme to therapy goals and discharge milestones and keep safe access throughout.

With insurers and fund administrators we provide comparative options, lead time forecasts, and variation control so funding decisions are timely and well documented.

Typical legal and funding scenarios

Many commissions arrive where property is held in trust, landlord consent is constrained, or a client is in an interim rental while a permanent home is identified.

We also see approvals tied to clear maintenance and running cost plans, or listed and leasehold properties where intrusive works are restricted.

In these cases we present options that respect constraints while protecting the client’s safety and dignity.

Where permanence is not yet appropriate, Temporary rental property adaptations and Modular adaptations provide reversible solutions that keep future options open.

A process you can rely on

Every project follows a documented path. We begin with a brief and document check, confirming drawings, clinical notes, access rules, and risk profile.

A measured survey verifies structure, drainage, ventilation, electrical capacity, and access, and we map practical routes for services and plant. Options and costs are then presented with plain language implications for durability, maintenance, noise, humidity control, and future flexibility.

Once scope is agreed, we issue RAMS, book suppliers, and coordinate with the architect, OT, and case manager. Installation proceeds with recorded checks at first fix and before close up. Commissioning and handover complete the record with certificates, warranties, manuals, service schedules, and photographs, followed by a simple briefing for the client and carers on safe use.

Compliance, safety, and evidence

Compliance is treated as a deliverable, not an assumption. Ramps and thresholds follow evidence based gradients and guarding. Slip resistance is specified for wet and dry conditions and confirmed at handover. Hoists and lifts are installed to manufacturer guidance with service access preserved.

Where hydrotherapy is present, water hygiene, dosing, and environmental control are installed to the engineer’s design and demonstrated at commissioning. Electrical and plumbing certificates are included in the pack.

External standards and good practice for paths, terraces, drainage, and lighting are covered in Outdoor accessible spaces and level access.

While plant room and water quality considerations are outlined on Hydrotherapy pool installation with your design team.

Choosing modular or permanent works

Modular suits urgent discharge, limited consent, or uncertain tenure. Pods, ramps, and freestanding components can deliver safe function now and be removed or reconfigured later.

Permanent works suit confirmed homes where structural change is justified and long life value is required.

Both routes can be staged so today’s spend contributes to tomorrow’s outcome without duplication.

For more detail, see Modular adaptations and Complex and large scale home adaptations.

Budget control and variation management

Financial control is straightforward. Scopes are aligned to drawings and schedules with clear inclusions and exclusions. Any change requires written approval with rationale and cost delta.

Known uncertainties, such as hidden drainage or weak substrates, are covered with costed risk allowances rather than vague contingencies. Payment milestones are tied to verified progress and key inspections to protect all parties.

Handover and life cycle support

Handover bundles everything needed for safe operation and future maintenance. O and M manuals are written in plain language.

Service schedules cover pumps, hoists, ventilation, and environmental control.

Care guidance explains cleaning, sealants, algae control, and periodic checks. Named contacts for warranty and aftercare are provided.

Typical scopes we install with your appointed designers

  • Level access entries, ramps, landings, and handrails
  • Accessible bathrooms and shower pods with appropriate drainage and ventilation
  • Ceiling track hoists or pool lifts to the OT specification
  • Hydrotherapy plant and environmental control installed to the engineer’s design
  • Lighting, wayfinding, tactile cues, and acoustic treatments for comfort and safety
