When a temporary solution is the right solution
Rented homes often bridge the gap between hospital discharge and long-term housing decisions. Speed matters, budgets are constrained, and landlord consent is essential.
We design short-programme works that solve the immediate functional barriers for access, bathing, transfers, using components and methods that remove cleanly later, or convert into permanent solutions if circumstances change.
How we plan and deliver rental adaptations
We begin with measured constraints (access widths, turning circles, floor build-up, services), the resident’s clinical needs, and the tenancy terms.
Options are presented with clear costs and risks, highlighting what is reversible, what needs landlord approval, and what can be staged.
Delivery is coordinated around daily routines and any care schedules, with tidy, considerate working in occupied homes.
Landlord consent, scope control & documentation
Consent is simpler when proposals are clear and low risk. We prepare concise scopes and method notes (see Home adaptations for legal deputies & solicitors) that show how elements will be installed and removed, what protection is in place, and how finishes will be made good.
Change control is formalised: variations are agreed in writing, with rationale and cost impact. On completion, we issue a handover pack with certificates, warranties, manuals, and photographic evidence. Plus a make-good plan for end of tenancy.
Adaptation options that work in rented properties
Most rental-friendly solutions fall into three categories: access, bathing, and safe transfers. We favour systems that are modular, surface-fixed, and re-usable.
- Access: threshold ramps, modular external ramps, regraded temporary platforms, handrails, door swing adjustments where permitted.
- Bathing: level-access shower trays that overlay existing finishes, low-profile pumps where gravity falls are limited, temporary shower pods where bathrooms cannot be altered, grab rails and seating to suit measured ability.
Transfers & interiors: ceiling-track or gantry hoists (where structure allows or via freestanding frames), doorway widening via reversible linings where permissible, non-slip floor coverings that can be lifted, re-arranged storage for equipment.
Managing constraints in real rentals
Not every flat or house allows intrusive works. We assess structure, services capacity, fire safety, lease restrictions, and listed-building status where relevant.
Where drilling is limited, we use spreader plates, adhesive-fix options, or freestanding systems. Where falls and drainage are marginal, we specify pumped solutions with service access and noise control.
Each compromise is documented so expectations remain clear for residents, landlords, and funders.
Staging: urgent measures now, permanent solutions later
Many residents will move again or undertake larger works in a future home. We plan for that reality.
Urgent safety measures come first; anything that risks sunk cost is kept modular.
If the rented property becomes long-term, we can convert selected elements into permanent installations without re-starting the whole project.
Costs, timescales, and disruption
Budgets are itemised and tied to specific outcomes (e.g., “safe showering,” “independent entry”). Short-programme works are scheduled to limit disruption in occupied homes and to coordinate with therapy blocks or care visits.
Residents receive plain-English guidance for safe use and basic upkeep; landlords see the make-good pathway up front.
